Trovare - El Dorado Hills, CA

Country Club Shopping Center - Visalia, CA

Country Club Shopping Center is made up of approximately 200,000 square feet of retail and commercial shopping on 17 acres.  The shopping center is located strategically between both new and existing development.  It is the largest shopping center in the area, and includes a grocery store, bank and a pharmacy.

Twelve - Sacramento, CA

TWELVE is an urban infill project located in the Alkali Flat neighborhood district, complimented by Sacramento's Regional Transit (RT) system with a station located within 1,500 feet of the project.  TWELVE is comprised of 10 single-family town home residences (1,289 SF +/- up to 1,631 SF +/-), 30 lofts (803 SF +/- up to 2,163 SF +/-), and 1,000 +/- square feet of retail space on the ground floor

Twelve - Sacramento, CAEntering downtown from the up and coming Del Paso area, 12th Street is the main connector street, which downtown will eventually develop towards.  TWELVE is born out of a one-building historical district that is driving the creative vision for the project.  By keeping the exterior of the building and adding atop of it, TWELVE is going to present a strong architectural statement in the downtown Sacramento area.

Thalia - Patterson, CA

Central 44 - Patterson, CAThalia is a billion-dollar master-planned community consisting of approximately 1,900 acres of flat and gently rolling hills in the western portion of Stanislaus County, California.  Conveniently located along Interstate 5, Thalia is within almost the same distance to San Francisco (85 miles), San Jose (83 miles), Sacramento (85 miles), and 45 miles east of Livermore - the gateway to the bay area.  The project offers an intimate, suburban feel with city appeal in the untapped market of Patterson, California.

West Oakland BART Station

The West Oakland BART Station project is currently proposed as two high-rise residential/commercial buildings, one facing 7th Street and the other facing 5th Street

The proposed 7th Street high-rise is a concrete frame Type I construction with a glass curtain wall.  It is projected to be 31 stories – 22 floors of residential with 5 penthouse levels, and over 4 stories of commercial space.  Each residential level will have 20 units, for a total of 440 units.  Each penthouse level will have 6 units, for a total of 30 units.  Residential units will vary from 1 bedroom/1 bath to 2 bedroom/2 bath units ranging from 785 SF up to 2,232 SF.  Penthouse units will be 2 bedroom/2 bath units, each approximately 2,000 SF.

The proposed 5th Street high-rise would have an identical residential configuration, but only 2 floors of commercial space, for a total of 56,000 SF.  The 5th Street building will also have 4 levels of above-ground parking and 3 levels of below-ground parking, with 185 spaces per level, for a total of 1,285 spaces.

The Project has completed a Phase I environmental assessment.  The Phase II assessment was started in July 2006.

Fillmore Jazz Center

The mixed-use project includes 38,000 square feet of commercial/ entertainment space, featuring a new 28,000 SF Yoshi’s San Francisco Jazz Club & Japanese Restaurant and the new 6,000 square foot – Blue Mirror Restaurant & Lounge.  The building will also include a 6,000 SF Jazz Heritage Center, with a historical display, art gallery and screening room.  The Project will include 80 residential condo units (68 market rate and 12 affordable) in a 13-story tower.

Woodland Lane

Woodland Lane Estates is nestled on a private lane in a single-family residential neighborhood located in Fair Oaks. While retaining its semi-rural atmosphere, Woodland Lane Estates is surrounded by a mature, suburban area comprised of single-family residences, apartments and commercial support services including retail and office use.  Nearby arterial roads, such as Sunrise Boulevard, Fair Oaks Boulevard, and Hazel Avenue provide connections between U. S. Highway 50 to the South and Interstate 80 to the North.

Spread out over just over five acres of gently sloping terrain, Woodland Lane Estates will consist of 10 single family homes on oversized lots populated by huge oak trees, a small creek, and an historical orchard.  Homesites range from just under 1/4acre to over 1 acre and various floor plans are available, ranging in size from 2,641 to 3,307 square feet.  Construction will include raised floor foundations, with either 2- or 3-car garages.

This prized residential area, with its convenient public parks and its proximity to the American River Parkway, is 95% developed, predominantly with single family homes.  Consequently, very limited single and multi-family development is anticipated in the future.
